The ratio most listings fail. At 25% down and current investor rates, a Southern California rental needs monthly rent of about 0.85% of the purchase price just to break even, and about 1.01% to pass a lender's coverage test. We screen every property on it before your client sees it.

How a referral works

Four steps, with the terms between us settled before we contact anyone.

  1. Send us your client's buy box.Price range, target areas, strategy and the return they need. The form below takes about two minutes.
  2. We agree referral terms with you in writing.Before we reach out to your client, you and our broker of record sign a referral agreement.
  3. We screen and underwrite.Off-market and repair properties are checked against the buy box, and deals that don't pencil never reach your client.
  4. Your client confirms in writing.They review the deal sheet and tell us in writing to go ahead before any offer is written.

Refer an investor client

Tell us about you and what your client is looking for. You don't need to share your client's contact details yet; we'll ask for those once the referral agreement is signed.
